Converting Industrial and Flex Space Into Office Areas with Glass Walls

Demountable glass wall office conversion inside an industrial flex space building

A large share of our work across Miramar, Kearny Mesa, Vista, and Otay Mesa isn't a traditional office buildout at all, it's businesses carving administrative and management space out of existing industrial or flex buildings that weren't originally designed around interior walls.

Why this is a different problem than a standard office buildout

Industrial buildings typically have open, high-ceiling floor plans built for production, storage, or distribution, not subdivided offices. Adding walls here means working within a structure that wasn't planned around interior partitions, and businesses in this position usually need to add office space incrementally as they grow, rather than committing to a single permanent layout from day one.

Why demountable systems are usually the right call

Demountable glass walls let you carve out a front office, a conference room, or a management suite now, then expand, relocate, or reconfigure that space later as the operation scales, without treating the build as a permanent commitment. This matches how most industrial and flex tenants actually grow, in stages, not all at once.

What's different about installing in these buildings

Industrial buildings often have less finished floors and different structural considerations than a typical office building. We'll check floor conditions and ceiling height specifically for these projects, since they affect installation more than they would in a standard office tenant improvement.

A common pattern we see

A business starts with a single front office and small conference room carved out of their industrial space. As the team grows, they come back to add two or three more offices using the same system, sometimes reusing panels from the original install in the new configuration. This staged approach is exactly what demountable systems are built for.
